HOUSE RULES CHECK IN Time is 4 p.m. (Eastern Time Zone) CHECK OUT Time is 10 a.m. (Eastern Time Zone) The MAXIMUM NUMBER of persons in your unit is 6. PROPERTY HOURS – Quiet Hours are FROM 11 PM TO 7 AM EST. Fires in the Firepits are also not permitted FROM 11 PM TO 7 AM Eastern Time. Excessively loud music, loud noises from guests, vehicles, tools, etc. are prohibited at ALL TIMES. HOUSE PARTIES ARE NOT ALLOWED. We rent to families, friends, and groups of people who seek fun though traditional vacations. We want our guests to enjoy their stay and we expect social interactions including music, drinking and laughter with friends and family to occur. We do not – nor will we permit - full-fledged late-night big parties at our rental properties. Guest understands/agrees the Huntersville House SHALL NOT BE OCCUPIED OVERNIGHT BY MORE THAN A MAXIMUM CAPACITY OF 6 unless approved by management prior to Check In. Teenage, or young overnight guests, must be accompanied by an adult throughout your stay. Public Intoxication will be grounds for immediate eviction and loss of rental funds. Drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is STRICTLY PROHIBITED. Should a Guest(s) or guest of Guest(s) be arrested for underage drinking at the rental unit property, or should a Cold Harbor staff observe a Guest(s) or guest of Guest(s) under the age of 21 drinking alcoholic beverages, this shall be grounds for termination of agreement, immediate eviction from property, and loss of rental funds. FIREARMS (including BB/Pellet guns) ARE STRICTLY PROHIBITED. Illegal drug use is STRICTLY PROHIBITED. Fireworks of any kind are STRICTLY PROHIBITED. EXCESSIVE PROFANITY is prohibited at ALL TIMES. Any Guests (or their Guests) displaying loud, intoxicated behavior, or acts in a verbal or threatening manor to any Cold Harbor management personnel or other Cold Harbor guest at any time will be asked to leave immediately without a refund to the individual renting the property. SMOKING POLICY - For the comfort of all of our guests SMOKING/VAPING IS NOT PERMITTED inside only on the back deck/yard. Should a post-rental inspection of the Huntersville House reveal you (of your guests) smoked/vaped inside, a minimum penalty of $200 will be charged. When possible, we ask that you PLEASE do not throw your cigarette butts on the ground. ADDITIONAL NOTES - Please DO NOT REARRANGE the furniture, take indoor furniture on the patio, or take indoor furniture outside the unit. Please DO NOT DISCONNECT any cords, change any settings, or make any changes to the Televisions, Cable Boxes, or DVD Players. Your unit is on a SEPTIC SYSTEM, so please do not put food down the kitchen drain or flush paper towel / diapers / feminine products down the toilets. PETS of any kind are allowed only with prior approval and a 60 nonrefundable payment made ahead of check in. The discharge of FIREWORKS is unlawful in Mecklenburg County and is subject to arrest and/or eviction from the property without refund. During your stay, please bag and place all the trash into the covered trash cans at the end of the driveway. UNIT SUPPLIES - Two (2) rolls of toilet paper have been supplied in each bathroom. There are also two (2) rolls of paper towel in the kitchen and two (2) garbage bags provided per can. Any additional paper/trash bad supplies are your responsibility. A FIRE EXTINGUISHER has been provided and is located KITCHEN in your unit. HOUSEKEEPING, LINENS AND SUPPLIES – Bed linens, bath towels, hand towels, wash cloths and dish towels are supplied. Please do not remove any towels from the unit. WI-FI - Provided - WiFi codes included in reservation confirmation letter and on signs within the Garden Suite. GRILLING - Your unit is equipped with an outdoor grill. Guests are responsible for providing charcoal and lighting supplies. Please use care when cooking on the grill. Do not move the grill into your unit or to another spot on the property. Do not burn wood or have open fires of any kind in the grill. RENTAL UNIT ISSUES DURING YOUR STAY As in any home, appliances and electronic equipment may malfunction on occasion. Should you have a problem, we will make every effort to correct or repair items during regular business hours or as soon as possible. No refunds will be given for malfunction of any equipment. PLEASE NOTE - If a renter (or one of their guests) breaks, damages, or loses the Universal Television Remote, the Guest will be charged for the replacement of the Remote. CIRCUMSTANCES BEYOND OUR CONTROL - Contracted Services such as Cable/Internet, Electric, and Water are not under our control and are subject to random outages. As such, they cannot be guaranteed and no refund will be made for interruption in service beyond our control.

We stayed at Mike’s place for a wedding we attended nearby. Location was ideal for us, and even better we could bring our dog. The space was exactly to the pictures and listing. Mike was super communicative, proactive with instructions and we had no issues or questions. It was only two of us & our dog but also a great space for a family or group.
